These terms form an agreement between you and Incentively Limited trading as Paw Keys (company number 17121895) when you create an account or use an interactive Paw Keys marketplace feature. You must be at least 18 to create an account, advertise a home, contact a lister as a prospective tenant or submit a marketplace review/reference.
What Paw Keys is
Paw Keys provides search, publishing, communication, alert, Pet CV, review and trust tools for pet-friendly renting. Unless Paw Keys expressly states otherwise for a particular service, Paw Keys is not the landlord, tenant, letting agent, property manager, deposit holder or party to the tenancy merely because a listing or conversation appears here.
You remain responsible for checking the property, tenancy terms, identity/authority of the counterparty, legal requirements and payment arrangements before committing. Paw Keys verification and trust indicators reduce risk; they are not a guarantee of a person, property, future conduct or tenancy outcome.
Your account
Give accurate registration information, keep your password confidential and tell Paw Keys promptly if you believe your account has been compromised. You are responsible for activity carried out through your account unless the law says otherwise. Do not create accounts to evade a restriction or impersonate another person or organisation.
Advertise only what you are authorised to advertise
You must not advertise a property without authority, use materially misleading or AI-fabricated property photographs, conceal material pet restrictions, misstate who manages the tenancy or publish information you know is materially inaccurate. Paw Keys may require identity, ownership, agency or authority checks before a property goes live or remains live.
Pet-friendly means genuinely pet-friendly
Available homes on Paw Keys must genuinely accept pets under the policy stated on the listing. Do not add a pet-specific rent premium or mandatory pet fee and do not describe a property as pet-friendly if the real position is a blanket refusal. Any genuine restriction that materially affects suitability should be stated clearly.
Advertised rent, fees and bidding
Where the law requires an actual asking rent or restricts bidding, use the lawful advertised amount and do not invite conduct that would breach those rules. For homes in England, Paw Keys blocks or reviews wording such as “offers over”, “highest bidder” and similar invitations to bid above the advertised rent. Do not hide mandatory charges or present an optional charge as compulsory.
No discriminatory or abusive use
Do not use Paw Keys to unlawfully discriminate, harass, threaten, stalk, defraud or exploit another person. Wording such as “No DSS”, “no benefits”, “no Universal Credit”, “no children” or “families not accepted” can be blocked or reviewed. Lawful affordability and referencing criteria should be stated accurately and applied consistently.
Payments and third-party products
Paw Keys does not charge renters simply to secure a viewing. Never use Paw Keys to pressure somebody into gift cards, cryptocurrency, urgent off-platform transfers or suspicious payment before a viewing. A third-party deposit replacement, referencing, identity or other product has its own provider and terms; displaying or linking to it does not make it free, risk-free or guaranteed by Paw Keys.
Messages and privacy
Do not request unnecessary identity documents, bank credentials or passwords in Paw Keys messages. PawMail Reply by Email is treated as part of the Paw Keys conversation: the text of a reply sent to a private PawMail address can be written back into that conversation while personal email addresses remain hidden from the other member through PawMail. Be cautious if somebody asks you to bypass Paw Keys using an unrelated communication or payment method.
Your content and Paw Keys’ permission to display it
You keep ownership of content you create. By submitting content, you give Paw Keys a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, format, resize and display that content only as reasonably necessary to operate, secure, moderate, back up and present the Paw Keys service and the listing/profile/review you chose to publish. This licence ends when the content is deleted from active systems, subject to reasonable backup, legal, safety and dispute-retention requirements.
You must have the rights and permissions needed to submit the content and must not upload another person’s confidential information or intellectual property without permission or another lawful basis.
Reviews, references and trust signals
Submit only genuine experiences. Do not fabricate a reference, coordinate reviews, publish another person’s private information or use a review/reference as leverage for payment or another benefit. Commercial relationships do not buy a better rating or removal of a legitimate negative review. See the Review Policy.
Moderation, reports and appeals
Paw Keys may hold a listing, restrict a feature, remove content or suspend an account where reasonably necessary for safety, fraud/abuse prevention, legal compliance or enforcement of these terms. Decisions can use automated risk signals to prioritise content, but substantive appeals are reviewed by a person. The reporting and complaint route is set out on the Online Safety page.
Listing lifecycle and availability
Listings can expire, be paused, be withdrawn, become unavailable or be removed while a check is pending. Paw Keys does not promise that a listing will remain available, that a landlord/agent will respond, or that a match will lead to a viewing or tenancy. Keep your own important tenancy records; Paw Keys is not a permanent document-storage service.
Service availability and changes
Paw Keys aims to keep the service available but does not promise uninterrupted or error-free access. Features may be repaired, replaced, limited or withdrawn where reasonably necessary. If a material change to these terms affects existing users, Paw Keys will take reasonable steps to bring it to their attention before the change takes effect where required.
Liability and your statutory rights
Nothing in these terms excludes or limits liability where it would be unlawful to do so, and nothing removes any mandatory consumer right you have. Subject to that, Paw Keys is responsible for loss or damage that is a reasonably foreseeable result of Paw Keys breaching these terms or failing to use reasonable care and skill. Paw Keys is not responsible for losses caused by another user, a third-party provider, inaccurate information supplied by somebody else, or events outside Paw Keys’ reasonable control except where the law makes Paw Keys responsible.
Ending your account
You can request account deletion from your dashboard, subject to information Paw Keys must or reasonably needs to retain for legal, safety, fraud-prevention, dispute or backup purposes. Paw Keys may suspend or close an account for a serious or repeated breach, unlawful activity, material safety risk or attempted evasion of enforcement. Where appropriate and lawful, Paw Keys will provide a route to challenge a moderation decision.
Different rules across the UK
Housing law differs between England, Wales, Scotland and Northern Ireland. Paw Keys product guidance is general information, not legal advice. Where a Paw Keys safeguard is specific to one nation, the service aims to identify that.
Governing law
These terms are governed by the laws of England and Wales. If you are a consumer, this does not deprive you of mandatory protections that apply where you live or any right to bring proceedings in a court that consumer law says is available to you.
