Newham is a large east London borough on the north side of the River Thames. It stretches from Stratford and Maryland in the west to Beckton, Gallions Reach and North Woolwich in the east and south-east. The feel can change noticeably from one street to the next.

Stratford is closely linked with Westfield Stratford City, Queen Elizabeth Olympic Park and major transport connections. The Royal Docks, ExCeL London and London City Airport shape the character of south Newham, while East Ham, Green Street, Forest Gate, Plaistow and Canning Town have established high streets and mainly residential streets.

This variety can work well for renters, but the borough name tells you only so much. Major roads, railway lines, docks and construction sites can affect noise, walking routes and how easy it is to cross the area. Visit the actual building and walk around it at different times of day. If you have a dog, follow the route from the front door to a useful green space rather than relying on the distance shown on a map.

Neighbourhoods worth comparing

Search by district as well as by “Newham”. Stratford, East Ham, Forest Gate, Beckton and the Royal Docks can suit quite different routines.

  • Stratford and Maryland: these areas are closely associated with major transport links, Westfield Stratford City, Stratford town centre and Queen Elizabeth Olympic Park. Newer apartment developments sit alongside established streets.
  • Forest Gate and Manor Park: both have established residential streets and local high streets. Wanstead Flats, immediately north of Newham, is relevant if you are looking for a larger open space near these areas.
  • East Ham, Green Street and Upton Park: compare these areas if you like busy high streets, specialist shops and everyday services mixed with residential roads. Central Park and Plashet Park are important local green spaces.

Their retail parks are generally easier to reach by car than traditional high streets, and the walking route can depend heavily on the address.

For a rental, check the real route to food shopping rather than relying on the district name. A home may look close to a retail park on a map but still be separated from it by wide roads or awkward crossings. Consider whether carrying food, litter or pet supplies home will be practical.

Newham has an extensive public-transport network. The Elizabeth line serves Stratford, Maryland, Forest Gate, Manor Park and Custom House. The Central line runs through Stratford. The Jubilee line serves Stratford, West Ham and Canning Town, while the District and Hammersmith & City lines serve West Ham and East Ham.

Do not judge a home by a station name alone. Check the entrance you would use, the route across roads or underpasses and the accessibility arrangements you need. Step-free access and ramp arrangements can differ between lines and platforms. Check current service information before relying on a route around south Newham.

Parks, green space and life with a pet

Queen Elizabeth Olympic Park has parkland, waterways, gardens, sports venues and walking routes around Stratford and West Ham. West Ham Park is the largest park in the borough. Central Park and Plashet Park provide substantial green space around East Ham, while Beckton District Park gives Beckton residents a large open area.

Other places to explore include Thames Barrier Park in Silvertown, Bow Creek Ecology Park around Canning Town and the River Lea, Abbey Gardens and Abbey Lane Open Space near Stratford and West Ham, and Newham City Farm around the Beckton and Manor Park area. Wanstead Flats, immediately north of Newham, is relevant to Forest Gate and Manor Park searches, although much of it lies outside the borough.

Do not assume that a park allows dogs off lead. Dogs must be cleaned up after, put on a lead if an authorised officer instructs you to do so, and handled in groups of no more than four.
