PAW KEYS LOCAL GUIDE

Renting with pets in Melton Mowbray

What living in Melton Mowbray is like

Melton Mowbray is a market town in north-east Leicestershire and the administrative centre of Melton Borough. The town sits within a largely rural borough containing numerous villages, while farming, food production and manufacturing remain important parts of the local economy.

For renters, everyday life is centred on the historic town centre. Market Place, Nottingham Street, High Street, Cheapside, South Parade and King Street bring together shops, services, food and drink venues, public spaces and regular markets. Several of these streets have pedestrian-priority areas, making the centre useful for errands and short trips on foot.

The town is also closely associated with Melton Mowbray pork pies and Stilton cheese. That food identity is part of the town’s character, but it tells you little about whether a particular rental will work for you and your pet. The more important questions are practical ones: is the garden secure, how close is the nearest suitable walking route, and what happens when you need to travel by bus, train or car?

Melton is changing through regeneration and planned growth. The North Sustainable Neighbourhood and South Sustainable Neighbourhood are planned growth areas, with housing, employment and supporting infrastructure forming part of the wider plans. If you view a home near one of these areas, ask what is open and operating now rather than assuming that every planned road, footway, bus service or shop is already in place.

Areas to consider when renting with a pet

The town centre and Market Place area suit renters who want shops, services and markets close at hand. Burton Street and Sherrard Street sit within or beside the historic commercial core, along with the main central streets. A town-centre flat may be convenient, but check upper-floor access, noise, parking and how you will get a dog to a suitable green space.

Market days can change the feel of the centre. Market Place markets operate on Tuesdays and Saturdays, so visit at a busy time if your dog is nervous around crowds, noise or unfamiliar activity. In the historic centre, it is also sensible to ask about servicing arrangements, conservation-area constraints and noise from nearby businesses and evening activity.

The Burton Street and railway-station area sits on the eastern-central edge of the centre. Melton Mowbray railway station is on Burton Street and is close to the town centre, although the exact walking distance depends on the property. Check the route yourself, particularly if you will be carrying pet equipment or walking a dog before an early train.

The Scalford Road and Wymondham Way area is in the northern part of town and is associated with Melton Country Park, local bus routes and the Pets at Home Pet Care Centre. The livestock market and Stockyard also create activity around this side of Melton. Compare individual streets carefully, especially if a home is close to a main road or a route used by market traffic.

Redwood Avenue, Clark Drive, Leighton Road and nearby residential streets are served by Centrebus’s MC1 route. The service includes stops around Newport Avenue, Scalford Road, King Street and Windsor Street. If you are relying on the bus, check the stop and timetable for the exact address rather than assuming that a broad area label tells you enough.

The Wilton Road and Egerton Park area is west of the centre. It contains the main bus terminus near Wilton Road, Brooksby Melton College and access to Egerton Park and other public spaces. The North and South Sustainable Neighbourhoods should be treated as planned growth areas, not as simple names for long-established estates.

Asfordby and Thorpe Arnold are nearby alternatives for renters who are open to living outside Melton Mowbray itself. Oakham, Grantham and Loughborough may also be worth considering, while Leicester and Nottingham provide wider regional options for work, shopping and transport.

Shopping, markets and pet essentials

Market Place and the surrounding town-centre streets are Melton’s main shopping area. Nottingham Street, High Street, Cheapside, South Parade and King Street form the central pedestrian-oriented core, with Sherrard Street and Burton Street extending the commercial area beyond it.

Melton Town Market takes place in Market Place on Tuesdays and Saturdays. Stalls sell food, household goods, gifts and other products. The Stockyard, beside the livestock market, has further market activity, including a Tuesday market, a Friday farmers’ market and a Sunday market or car boot, subject to the current schedule.

The livestock market remains a working market north of the Stockyard. Its operating days and access arrangements can affect traffic and noise around Scalford Road. That may matter if you have a dog that reacts to vehicles, crowds or unfamiliar sounds, so try to view a property at more than one time of day.

Tesco has a superstore in Melton Mowbray with a petrol station, as well as a Tesco Esso Express on Nottingham Road. A home near the centre may make smaller shopping trips easier, while an address on the edge of town may make bus or car journeys more important for larger shops.

Pets at Home’s Melton Mowbray Pet Care Centre is at Unit 3, 31 Scalford Road, LE13 1JY. Listed services include pet supplies, grooming, licensed medicines, weight checks, harness fitting and click-and-collect. MTM Pet Care is based at Pera Business Park on Nottingham Road, LE13 0PB. Contact the business directly about its current services before relying on it for a particular need.

Getting around Melton Mowbray

Melton Mowbray railway station is on Burton Street, postcode LE13 1AF. It has ticketing facilities, a ticket machine, toilets, car parking and a taxi rank. East Midlands Railway operates the station, with CrossCountry also represented in the station’s performance information.

The station can be useful for rail commuters, but its location does not tell you how long your journey will take. Check the timetable for your destination and travel date before choosing a home. Measure the walk from the actual property, not from a general label such as “central Melton”.

The main bus terminus is next to Wilton Road. Centrebus operates local town services, including the MC1 route through areas such as Redwood Avenue, Clark Drive, Leighton Road, Newport Avenue, Scalford Road, King Street and Windsor Street. Wider services connect Melton with places including Grantham. Bland’s R1 links Melton Mowbray with Oakham, Uppingham and Corby.

By road, the town is connected by the A607 and A606, with routes towards Leicester, Nottingham, Loughborough and surrounding settlements. Traffic is worth considering if a property is close to a main road, the town centre, the livestock market or a newer development area.

Parking should be part of every viewing checklist. Melton Borough Council operates public car parks in and around the centre. Burton Street car park is beside the railway station, while Wilton Road car park is next to the bus terminus. A nearby public car park does not guarantee a space outside your home, so ask exactly where residents and visitors can park.

Green space and daily life with a dog

Melton Country Park is a 140-acre public green space in Melton Mowbray. It has wildlife lakes, open grassland, footpaths and trails, children’s play areas, football pitches, gym equipment, dog-agility trails and a visitor centre with a café and toilets. It is described as about a ten-minute walk from the town centre, although the route from your own home may be longer or less direct.

The park is open continually, but facilities such as the café have their own hours. Temporary access notices can also affect particular routes. The dog-agility trails are useful for owners, but they do not mean that dogs can run off lead throughout the park. Follow signs and local restrictions, and look at the paths, water and wildlife areas before making the park part of your regular routine.

Other central green spaces include Wilton Park, which has sports facilities, a small playground, picnic areas, gardens, parking and a café. Egerton Park has football pitches and is home to Egerton Park Cricket Club. Priors Close includes a lake, bridge, wildlife areas and a skate park. Play Close, beside St Mary’s Church, has a children’s play area, while New Park and St Mary’s Churchyard provide further central open spaces.

When viewing a rental, look beyond the nearest park. Check that the garden is properly enclosed, that gates latch securely and that the route out does not involve an awkward crossing of a busy road. For cats, consider traffic, access to neighbouring gardens and upper-floor windows. For any pet, ask about flooring, outside storage, communal areas and arrangements for repairs or inspections.

How to prepare for a pet-friendly rental search

Start with a clear brief. Tell the agent or landlord how many pets you have, what type they are, their size, age and temperament, and whether you need a garden, parking or ground-floor access. A short, accurate profile shows that you have thought about the practicalities of renting with an animal.

Ask direct questions before arranging a viewing. Is permission for the pet written into the tenancy? Are there limits on the number or type of animals? Is the garden private and enclosed? Are there rules about flooring, communal corridors or leaving a pet alone? Do not rely on a casual comment at a viewing; make sure the agreed permission is recorded in writing.

At the property, check the garden boundary, gates, windows, flooring and storage. Look at the route to the nearest green space and listen for traffic, market activity and other regular noise. If the home is near the railway line, a bus route, the livestock market or an active development site, visit at a time when those features are likely to be operating.

Search by specific areas as well as “Melton Mowbray”. Try the town centre, Scalford Road, Wymondham Way, Wilton Road and the established residential roads served by the MC1. If you can live outside the town, add Asfordby or Thorpe Arnold. Oakham and Grantham offer alternative market-town searches with bus links to Melton, while Loughborough, Leicester and Nottingham may suit a wider work or transport search.

Pet-friendly homes can appear intermittently, particularly when you need a specific combination such as a house with an enclosed garden near a bus route. Set a Paw Keys alert with your preferred property type, area and pet requirements, and keep the details current. That saves repeated searching and gives you a prompt when a property matching your brief is added.

Questions for landlords and agents

Clear information makes the search easier for both sides. Landlords and agents should state whether pets are considered, which types of pets may be accepted and whether any conditions apply. A description of the garden, flooring, parking and access is more useful than a general “pet-friendly” label.

Renters should still check every detail against the individual property. Pet permission may apply to one home but not another, and a nearby park does not remove the need for a secure garden or a safe daily route. Ask for important points in writing before making a decision, and keep a copy of the agreed pet conditions with your tenancy paperwork.
