Margate is a coastal town in Thanet on the north-east Kent coast. Its built-up area includes a town centre, seafront, Old Town and residential districts spreading inland and eastwards. That gives renters several different settings to compare: the busy centre and coast, the independent businesses around the Old Town, the residential streets of Cliftonville and the inland districts beyond them.

The centre is useful for everyday errands as well as visitor attractions. Around the High Street, Cecil Square, the harbour and the seafront, there are shops, banks, estate agents, a library, adult-education facilities, bus stops and cultural venues. The Old Town sits close to the seafront and Turner Contemporary, with independent shops, galleries, cafés, restaurants and bars.

That central location may suit renters who want food, culture and the coast close to home. It can also bring more visitors and evening activity. If you are viewing a property near the Old Town, seafront, harbour or Dreamland, visit at different times of day and listen to the immediate street rather than judging the whole town from its postcode.

Check the condition of the property carefully, particularly in older seafront, Old Town and Cliftonville buildings. Look at heating, ventilation, windows, roof areas, communal entrances and any sign of damp. Parts of Cliftonville and Margate Central have a concentration of lower-quality rented accommodation, so photographs and area labels should not replace a proper inspection.

Margate neighbourhoods to consider

Margate Central covers the core around the High Street, Cecil Square, the Old Town, harbour and central seafront. It puts shops, the railway station and the coast close together, but visitor activity and parking can vary from one street to the next.

Margate Old Town is the historic centre immediately behind the seafront. Its independent businesses and older buildings give it a distinctive character. Cliftonville lies immediately east of the town centre and seafront. Northdown Road is its main commercial street, with independent shops, food outlets, galleries and other local services. Cliftonville East and Cliftonville West are separate wards, so compare the exact street, building and bus options rather than treating all of Cliftonville as the same.

Dane Valley is an inland residential district with Dane Valley Woods as a local green space. Westbrook is the western coastal part of the Margate urban area, associated with Westbrook Bay and residential streets west of the central seafront. Garlinge and Salmestone are inland districts that may appear in wider Margate searches. Westwood Cross is not in central Margate, so consider how you would make the journey and carry shopping home.

During a viewing, check bin storage, outside space and the distance to the shops you would use most often.

Getting around Margate

Margate railway station is at Station Approach, CT9 5AD, beside the central seafront and close to Margate Main Sands. Its central position is useful for rail commuters and for renters comparing town-centre homes with properties further inland.

Central bus facilities include stops around Cecil Square and the railway station. Services connect Margate with Dane Valley, QEQM Hospital, St Peters, Westwood, Westwood Cross and Ramsgate. In Dane Valley, Garlinge and Salmestone, the nearest stop and the service pattern may matter more than the district name.

Margate has promenades, parks, woodland and beaches for dog owners, but the rules are not the same everywhere. Dane Park is a significant public park. Dogs are excluded from its designated fenced children’s play areas. Follow signs about leads elsewhere in the park instead of assuming that dogs can run off lead throughout it.

Hartsdown Park is a sizeable green and sports area on Hartsdown Park Road. Northdown Park, near the library and children’s play area, has dog-waste facilities. Dane Valley Woods offers a more natural inland walking setting. Margate Main Sands is close to the High Street, Old Town and Turner Contemporary, with a promenade and boardwalks. Dogs are not allowed on the beach from 1 May to 30 September. At Westbrook Bay and Walpole Bay, dogs must be kept on leads between 10am and 6pm during the same period.

Dogs are listed as allowed at all times at Fulsam Rock in Margate and at Foreness Point, Sacketts Gap and Palm Bay in Cliftonville. Promenade rules still apply. All-year restrictions also cover designated children’s play areas at locations including Dane Park, Dane Valley Road, Northdown Park, Hartsdown Park, Garlinge Recreation and Tivoli Park. Rules are seasonal and location-specific, so check the signs when you arrive.

Older buildings need particular attention. Look for condensation, mould, draughts, weak heating and poor ventilation. In a seafront property, inspect external joinery, balconies and communal entrances for signs of wind or salt exposure. If the home is close to the coast or on low-lying ground, check the official flood-risk service and ask sensible questions about insurance and any previous water issues.

Noise can matter as much as floor space. Central Margate, the seafront, Old Town and areas around visitor attractions may be busier in the evening. Visit more than once, listen from the bedroom and ask how rubbish collection, deliveries and communal maintenance are handled.

For a longer tenancy, check nearby planning applications and regeneration proposals if changes around the property could affect you. This is especially useful when comparing a home near the seafront with one in a more established residential district.
