The centre is arranged around London Road, the High Street and The Arcade, with Bognor Regis railway station nearby on Station Road. There are food shops, pharmacies, cafés, restaurants and independent businesses in and around the centre. The seafront has a different feel, with the pier, promenade, gardens and leisure facilities. Butlin’s is at the eastern end of the promenade, so visitor numbers and general activity can rise during holiday periods.

As you move away from the centre, the setting becomes more residential. Eastern and western parts of the town, along with Bersted, Rose Green, Pagham and Felpham, can feel less central and may rely more on a bus, bicycle or car for some everyday trips. The difference between addresses can be considerable. A home described simply as being in Bognor Regis might be close to the station, or it might be some distance from the main shops and rail links.

  • Bognor Regis East: the eastern side runs towards Felpham and the Butlin’s end of the seafront. It may suit renters who want coastal access, but check the exact position and bus route.
  • Bognor Regis West: the western part of the town adjoins Aldwick and gives access to the coast and open spaces on that side.
  • Aldwick: immediately west of Bognor Regis, with Marine Park Gardens, West Park and its own seafront. It is worth considering if you want open space nearby, subject to local signs and dog controls.
  • Bersted: north and north-east of the centre, with residential areas around Shripney Road and Chichester Road. Bersted Park and Arun Retail Park are useful practical reference points.
  • Rose Green, Pagham and Nyetimber: these areas sit on the western and south-western side of the wider urban area. They may appeal if you are looking towards Pagham Harbour or Pagham Beach, but check the distance to the station and the current bus service.
  • Felpham: immediately east of Bognor Regis, with its own village centre and coastal areas.
  • Middleton-on-Sea: farther east and worth adding if you are open to a wider coastal search.

Names used by residents, agents and administrative maps do not always line up perfectly. Before viewing, check the exact address rather than relying on a broad label such as “near Bognor” or “close to the beach”.

Shopping, food and pet supplies

The town centre covers most ordinary errands. London Road is the main pedestrianised shopping street, while the High Street and The Arcade add shops, cafés and services. The Arcade is a covered Edwardian shopping precinct linking the High Street and Belmont Street. Refurbishment and other changes may affect central properties, so ask about works or access arrangements if you are considering a nearby home.

For a larger food shop, Tesco Superstore on Shripney Road is part of Arun Retail Park and has a petrol station and pharmacy. There are also Tesco Express stores on Station Road, Aldwick Road, Nyetimber, Chichester Road and Felpham Way. The most useful one will depend on your side of town and your usual route home. The town centre also has independent food shops, a greengrocer and pharmacies.

If you have a large dog, several pets or bulky supplies, think about storage and transport before choosing a central flat. A home close to small shops may still be awkward if every larger shop requires a bus or car journey.

Trains, buses, parking and cycling

Bognor Regis railway station is on Station Road and is managed by Southern. It has step-free access to all platforms, sheltered waiting areas, toilets, passenger assistance, ticket machines, refreshments, cycle storage and car parking. There are no lifts, although the platforms are level with the main entrance. If you have mobility needs, check the station layout and the whole route from the property rather than assuming that step-free access solves every part of the journey.

Local buses connect Bognor Regis with Chichester, Littlehampton, Felpham, Middleton-on-Sea, Pagham, Rose Green and surrounding villages. The Coastliner 700 also serves the town on the Brighton–Southsea corridor. Bus stops and service frequencies vary between the centre, Aldwick, Bersted, Rose Green, Pagham and Felpham, so check the current timetable for the particular address.

The A29/A259 corridor provides road links through and around the town. The South Coast Cycle Route passes through Bognor Regis, which may be useful if cycling is part of your regular routine.

Parking is not a small detail in a coastal town. There are council-owned pay-and-display and free car parks in Bognor Regis, but charges and availability vary. Ask whether the tenancy includes an allocated bay, garage, permit or only access to public parking. A central property may be convenient for the station yet less straightforward for unloading pet food, carrying a crate or getting a nervous dog in and out of the car.

Green space and coastal walks with a pet

Hotham Park is one of the town’s main green spaces, on Upper Bognor Road. It includes parkland, gardens, woods, a boating lake, miniature railway, mini golf and children’s play facilities. It is useful for general outdoor time, but do not assume that every part is available for off-lead exercise. Check signs and current local rules.

Bersted Park is a substantial northern green space, covering 26 hectares with sports fields, wildflower areas, a lake, a community centre and views towards the South Downs. It may appeal if you are looking around Bersted or the northern side of town.

Near Aldwick, West Park has a play area, outdoor gym equipment, café and toilets, and sits close to the beach and Marine Park Gardens. Marine Park Gardens itself has formal flowerbeds, an ornamental fountain, a putting green and refreshments. These places are useful for walks and short breaks, but areas used for sport, play or wildlife may have their own restrictions.

Central and seafront options include Hothamton Sunken Gardens, Steyne Gardens, Waterloo Square and Swansea Gardens. The promenade is used for walking, cycling and running, and the main Bognor Regis beach is a steeply shelving pebble beach beside the pier.

Dog owners need to plan around the coast. From 1 May to 30 September each year, dogs are prohibited from the Bognor Regis bathing beach between the Bognor Regis Sailing Club ramp and Gloucester Road. Dogs must also be kept on lead on the promenade beside restricted areas. Other stretches may have different rules, so check the current signs and local information before choosing a seafront home on the assumption that the beach will be available for every walk.

Pagham Harbour Local Nature Reserve is another important nearby walking and wildlife area, with saltmarsh, mudflats, lagoons, reedbeds, farmland and shingle beach. Dogs can use public footpaths and bridleways when kept under close, effective control. Slipe Field and Yeoman’s Field are dog-exercise areas, while dogs are excluded from the Discovery Trail apart from assistance dogs.
